Non-cladding defects on Class 2 buildings
The establishment of Cladding Safety Victoria (CSV) by the Victorian Government is a world-leading initiative. The $600 million program is making Victorians safer by reducing the risk associated with combustible cladding on residential apartment buildings across the state.
The program has also provided a unique opportunity to examine the performance of external wall systems behind the external layer of cladding. CSV has compiled a significant body of data obtained through the program that highlights extensive non-cladding defects, that must be funded by owners.
As of May 2023, of the 359 buildings funded by CSV which have combustible cladding, nearly 50 per cent have non-cladding defects (i.e., structural, fixing and sealing, water ingress), and of these nearly 80 per cent were identified to have water/moisture related structural damage, which are indicators of the presence of mould.

Non-cladding defects on Class 2 buildings
